Permit Navigation Consultation

Our Permit Navigation Consultation services (or design services), are here to make your project run smoother and seamlessly from start to finish. Fixed rate consultations are: $250 for pre-purchase evaluation of properties under contract or prior to making an offer or for a one-hour review of the site and exploration of development potential.

For $1k we can have a definitive pre-consulation  with our Portland Bureau of Development Services Field Issuance Remodel Inspector, Architectural Design Services point person and General Contractor to establish that your development vision is possible and eliminate bad surprises.  We have helped many homeowners, landlords and developers turn their single family home into multiple family units.  

We are honored to have been inducted into the Field Issuance Remodel program by the City of Portland Bureau of Development Services.   A rare honor which grants us certain advantages:

– A single point of contact with the City (with whom we have an ongoing relationship) who both approves project plans and is the person who inspects the work.   
 
– Inspections are fast tracked and get seen faster than normal BDS Inspectors.
 
– A more collaborative approach to solving site challenges which can make realizing your vision faster, cheaper and more certain to succeed.

Frequently asked questions

Including plans and permits, most tend to cost between $250k and $400k depending on the design, the access to the site, what kind of preparation is required and the existing electrical and waste line conditions. Our finishes are far above average in aesthetics and durability. Most of our Additional Dwelling Units include heated floors, completely tiled bathrooms and high efficiency HVAC components.

If the remodeling work is isolated to just re-tiling an existing shower enclosure, It’s going to run about 6K. Full remodel of the aesthetic qualities of the bathroom (New vanity, new sink, new shower, new toilet, new flooring) will be a minimum of 25k depending on what the choices are.  Framing changes, vaulting (skylights), built-ins, pocket doors, steam showers, custom glass instead of curtains, custom vanities, window changes, dry rot repair, heated floors all add to costing and can push things upwards of 50k.

Many of our kitchen remodels include a new layout, custom cabinets, quartz countertops, tiled backsplashes and often some vaulted elements and tend to run anywhere between $50k and $100k depending on how much structural work is required and the price point of appliances, cabinetry and tile.

Assuming that your basement has adequate head height, most basement conversions into additional living space with kitchen and bath including a new exterior entrance tend to cost around 150k. In doing so we strive to make them warm (heated floor), dry, and extremely luminous with as much natural light as possible.

No! We are full service and have our own in-house designer, engineer and we secure the permits for you. We are also able to work with clients who have their own pre-existing architectural plans, architect or permits.
