Types of ADUs
Attached: These units are attached to the main home. The front entry of an attached ADU can now be on the same architectural plane as the front door of the primary house.
Detached: Both single and double backyard ADUs are now allowed within Portland Code.
Internal: These ADUs are created within the structure of your home such as in a basement, attic, above the garage, etc. As long as there is direct way to enter the ADU unit without entering the principal residence.
Basement conversions: Basement ADUs are no longer limited to 800 sq ft! Portland code now allows for up to a 1,000 square foot basement to be converted to an ADU.
Co-housing is now permitted without limit. Previously a property with an ADU was limited to have a single family plus 5 unrelated people. Now that limitation has been lifted. This allows property owners to create contiguous homes with multiple kitchens and pursue a rent by the room model and create community as landlords and housemates.
Why get an ADU?
It boils down to this: the land is free. Land is commonly the most expensive part of residential housing development, but in the case of an ADU, the land costs are already accounted for. Each dollar that is spent on the housing unit is being spent in the actual housing unit. If the ADU is being built to help generate rental income, there’s a fairly direct return on those dollars in comparison to the development of other residential housing types.
The Case for ADU development
Portland has enacted the Residential Infill Project 2 which allows you to add multiple ADUs, and up to 4 units on your property (you can actually do up to 6 units in some cases if you are willing to rent half of them out as affordable housing).
Depending on the neighborhood in Portland where you will be building the ADU, rental income can vary. However, for a nice ADU you could expect to earn well over $1,800/month and in many neighborhoods even $2,200 or more.
